How it works

SRO worked example

Paige buys an apartment off the plan for $620,000 before construction starts; $465,000 will be spent on construction. Dutiable value = $620,000 − $465,000 = $155,000. Duty at general rates ≈ $4,370 (vs $32,270 on the full price).

Non-temporary concession

For other off-the-plan purchases, the standard concession is generally limited to principal place of residence buyers with values up to $550,000, or first home buyers up to $750,000.
