How it works

Lenders also consider credit card limits, HECS-HELP debt, dependants and their own expense benchmarks, so real results vary — often significantly. A broker can compare lender policies.

What is the serviceability buffer?
APRA expects lenders to assess whether you could repay at an interest rate at least 3 percentage points above the loan rate.
Does HECS reduce borrowing power?
Yes. Lenders deduct compulsory HECS-HELP repayments from your income.
